Advice on finding a suitable location on a budget

I've started to explore looking at location possibilities for a small pizza place.  I'm in a medium sized city and it seems every new shopping center will always have a major national branded pizza place. (Pieology, etc)

Being on a budget, I am only looking at places that used to house restaurants.  I can't see myself trying to convert on a non restaurant space on a budget.  So it leaves very few options.  Any tips or suggestions?

I would suggest finding an existing pizzeria that is for sale and negotiate a deal. That will be the most economical way to get into business for yourself.
